Inspections to AS 3660.2-2017

What your termite inspection covers

A visual termite inspection of all accessible areas of the property, carried out by a NSW EPA licensed technician. It takes about 1.5 to 2 hours for an average Campbelltown home, and anything we cannot safely access on the day is noted in your report.

Interior rooms and wet areas

Skirtings, architraves, door frames, window frames, kitchens, bathrooms and laundries, the moisture zones where termite activity most often shows first.

Roof void

Where access allows, we check the roof timbers, top plates and insulation lines for workings, mudding and damage that stays hidden from below.

Subfloor

For homes with subfloor space, we inspect piers, bearers, joists and ant capping. Subfloors are a common entry path in older Campbelltown housing stock.

Exterior, garden and fence lines

External walls, slab edges, weep holes, garden beds, retaining walls, stumps, trees and timber structures within the property boundary.

Moisture and conducive conditions

Moisture readings and a check for the conditions that attract termites, such as leaks, drainage issues, timber in soil contact and stored timber against walls. Where needed we use the Termatrac T3i to help detect activity without opening walls.

Formal written report

A written report to AS 3660.2-2017 with photos of anything found, signed by the attending technician, plus a Termite Management Plan when treatment or further action is recommended.

Seen something suspicious?

Signs it is time to book a termite inspection

If you spot any of these, do not disturb the area. Disturbance can push termites deeper into the structure and make them harder to find.

Mud tubes

Pencil-width earthen tunnels along piers, slab edges, walls or in the subfloor. Termites build them to travel between the nest and their food source.

Hollow-sounding timber

Skirtings, door frames or floorboards that sound papery or hollow when tapped, or timber that gives way easily under light pressure.

Bubbling or rippled paint

Paint or plaster that bubbles, ripples or stains for no clear reason can be termites working directly behind the surface.

Flying termites or discarded wings

A swarm of winged termites around lights on a warm evening, or small piles of shed wings on sills, often means a mature colony is close by.

Tight doors and windows

Doors or windows that suddenly stick can point to timber movement caused by termite damage or the moisture termites bring with them.

Clicking sounds in walls

Soft clicking or rustling inside a wall at night can be soldier termites signalling the colony. It is faint, but worth taking seriously.

Local knowledge matters

Why Campbelltown homes need regular termite inspections

Many Campbelltown properties sit on reactive clay soils, where seasonal movement and slab edges can create conditions worth checking during a termite inspection. Homes near the Georges River corridor and bushland edges also sit close to natural termite habitat, and much of the area’s older housing stock has subfloor space that termites can use to enter unseen. Homes on older concrete slabs, with subfloor space or backing onto green space can face higher termite risk. Annual inspections to AS 3660.2 are strongly recommended.

Our technicians inspect Campbelltown homes year-round, so we know where local activity tends to show up first. If we find anything, you get straight answers and a written plan, not pressure.

Good to know

Termite inspection questions, answered

How much does a termite inspection cost in Campbelltown?
A termite inspection in Campbelltown is quoted upfront before you book, based on the size and construction of the property. Call (02) 9820 5534 and we will give you a clear price over the phone, with no obligation. The fee is confirmed before we attend.
How long does a termite inspection take?
About 1.5 to 2 hours for an average Campbelltown home. Larger properties, homes with subfloor access or sites showing signs of activity can take longer. We do not rush it, because concealed entry points are exactly what the inspection is there to find.
How often should you get a termite inspection?
At least once every 12 months, in line with AS 3660.2-2017. Properties at higher risk, such as homes backing onto bushland or with previous termite activity, can benefit from more frequent inspections. We recommend a suitable interval in your report.
Can a termite inspection be done in the rain?
Yes. The interior, roof void and subfloor parts of the inspection go ahead as normal. Heavy rain can limit sections of the exterior and yard check, and if any area cannot be safely accessed on the day, we note it in your report.
What happens if termites are found during the inspection?
We document the activity with photos, explain what we have found and set out your options in a Termite Management Plan. Live termites are not disturbed, because disturbance can push them deeper into the structure. Treatment is quoted after the inspection, so you know the cost before any work starts.
